Decide DeKalb approves tax incentive for $160 million mixed-use development on Briarcliff Road

DECATUR, GEORGIA (Oct. 13, 2022) – Decide DeKalb’s Board of Directors voted today to approve a property tax incentive for Related Development LLC’s $160 million mixed-use development called Manor Druid Hills.

“We appreciate working with Decide DeKalb and county leaders on this development, and we’re looking forward to working on other opportunities in DeKalb,” said Ed Allen, EVP of Development for Related Development LLC. “With this decision, we’re moving forward to build this incredible project that includes a hotel that will serve families that visit Children’s Hospital of Atlanta nearby, affordable housing that will serve public servants like teachers, and will create 270 full-time jobs with an average six figure salary.”

Manor Druid Hills, the mixed-use development that will rise at 2601 Briarcliff Rd., will include 381 apartments with 20 percent of the units available at affordable rates, 55,000 square feet of medical office space, 140-room hotel with long-term stay suites for families with patients at CHOA, as well as $4.5 million in roadway, sidewalk and greenspace improvements. The project is expected to create 220 temporary construction jobs.

“A development of this size is important to our economic ecosystem in DeKalb County,” said Decide DeKalb Board Chair Don Bolia. “Related Group has thoughtfully designed Manor Druid Hills to serve the needs of our residents and surrounding businesses, from the hospital, such as the need for more medical offices and a hotel, to the teachers, firefighters and police officers and others who can benefit from having access to more affordable housing. We appreciate the time, thought and investment of the Related Group, which has been very concerned with making this an incredible asset for DeKalb County.”

Decide DeKalb Development Authority, the economic development arm for the county, estimates that over 20 years, taxes paid on Manor Druid Hills will exceed $25 million – with $13 million going to the school board, $7 million to DeKalb County and $6.8 million to Brookhaven. Taxes currently paid on the site total $129,564 per year.

Construction is slated to begin in spring 2023.
